Residential Care Facility

A large-scale development currently progressing through design following positive pre-application feedback. The proposal delivers a contemporary assisted living building arranged across four storeys, carefully composed to respond to its context, scale, and surrounding residential character.

The architecture adopts a clear hierarchy of materials, with a robust brick base anchoring the building at street level and lighter contemporary cladding to the upper storeys. Setbacks and articulated corners reduce perceived massing and create a varied roofscape, while recessed balconies provide private amenity space without dominating the elevations.

The layout is organised around a landscaped communal garden, improving outlook, daylight, and resident amenity, while also creating a calm internal focus away from the surrounding streets. Active frontages and clearly defined entrances improve legibility and passive surveillance, with parking and access discreetly integrated into the overall arrangement.

The scheme has been developed to align with local planning policy, prioritising high-quality residential accommodation, strong placemaking, and a restrained, durable material palette. Ongoing design work is focused on refining detailing, landscape integration, and sustainability measures ahead of a future planning submission.
