Residential Care Facility

A large-scale development currently progressing through design following positive pre-application feedback. The proposal delivers a contemporary assisted living building arranged across four storeys, carefully composed to respond to its context, scale, and surrounding residential character.

The architecture adopts a clear hierarchy of materials, with a robust brick base anchoring the building at street level and lighter contemporary cladding to the upper storeys. Setbacks and articulated corners reduce perceived massing and create a varied roofscape, while recessed balconies provide private amenity space without dominating the elevations.

The layout is organised around a landscaped communal garden, improving outlook, daylight, and resident amenity, while also creating a calm internal focus away from the surrounding streets. Active frontages and clearly defined entrances improve legibility and passive surveillance, with parking and access discreetly integrated into the overall arrangement.

The scheme has been developed to align with local planning policy, prioritising high-quality residential accommodation, strong placemaking, and a restrained, durable material palette. Ongoing design work is focused on refining detailing, landscape integration, and sustainability measures ahead of a future planning submission.

The Reserve

Evoke Architecture is proud to have played a key role in the creation of The Reserve, Chester Zoo’s newest resort development. Our team was commissioned to deliver RIBA Stages 2–5 for this landmark project, working in close collaboration with Starship.

The scheme comprises more than 50 modular holiday lodges together with the orientation lodge. Our scope included the redesign of early concepts, detailed planning submissions, and the delivery of full building regulation packages and technical information for each lodge type.

A central ambition of the project was to balance design quality with ecological sensitivity. The lodges were developed using advanced off-site manufacturing techniques, reducing construction waste and limiting the environmental footprint of the build. This approach also allowed for a consistent, high-quality finish across the resort while minimising disruption to the zoo environment.

Careful consideration was given to the landscape and setting. The accommodation is arranged to preserve a sense of privacy and tranquillity for guests, while ensuring the wellbeing of the zoo’s animal residents. Natural materials, sustainable technologies, and energy-efficient systems were integrated to reinforce the project’s commitment to sustainability.

The resulting resort provides visitors with an immersive experience that complements Chester Zoo’s conservation ethos. The design achieves a careful balance of sustainability, guest comfort, and architectural expression, enhancing the zoo’s reputation as both a leading conservation charity and a world-class destination.

Tower Cottage

Planning permission has been granted at appeal for a series of contemporary extensions to this sandstone cottage, located in the greenbelt and near a locally listed water tower. The proposals introduce a new first floor extension, a glazed link, and a large single-storey addition.

In allowing the appeal, the Inspector concluded that the design would remain “sufficiently subordinate” to the original building and praised the lightweight glazed connection for maintaining a clear visual hierarchy. The choice of materials was also commended for complementing the existing cottage and reinforcing the distinction between old and new.

Importantly, the scheme was found to preserve the setting of the nearby heritage asset, with no harm to views of the water tower, a locally significant structure by Alfred Waterhouse.

The Mole Resort

Evoke Architecture is pleased to share its completed role as the Project Architect for the £25 million Mole Resort development situated in North Devon. Our engagement revolved around converting an approved concept for 58 lodges into a functional and aesthetically coherent resort along with the contractor Starship Group. Our participation commenced with the conversion of preliminary planning drawings into Building Control technical plans, suitable for Modular Panelised construction. Subsequently, the lodge designs underwent revision to align with budget constraints and strategic re-submission for planning approval. Beyond the lodges, we also undertook a holistic rethinking of the central guest hub, maintenance facilities, and other on-site structures, ensuring a comprehensive and harmonious resort environment.

Woodhurst

Planning approval has now been granted for our proposal of a new-build 5 bedroom super-home in South Ribbles greenbelt. The property features traditional detailing to the front elevation, sympathetic to its rural setting, whilst creating a strong sense of place and architectural identity through bold contemporary elements to the rear. We are looking forward to progressing the scheme onto site in the coming months.

Lygon Arms

Evoke Architecture has secured full planning permission for the redevelopment and expansion of the Lygon Arms Estate in Broadway, delivering a collection of new guest suites, an events venue, and landscaped courtyards carefully integrated within the historic fabric of the site.

The scheme reimagines underused areas of the estate while retaining and enhancing key heritage elements. A refined material palette of natural stone, timber, and bronze-toned detailing has been employed to create a unified architectural language across the new garden suites, the bespoke events building, and refurbished existing structures.

The design has been praised for its high quality and sensitive response to the local context, combining heritage character with modern principles of sustainability and landscape-led placemaking. The approval acknowledges a strong commitment to ecological enhancement, tree protection, and sustainable drainage strategies, alongside the integration of renewable energy measures and EV charging infrastructure.
